Living in a Flood Zone AE. What does it mean?

If you’ve checked your FEMA flood map and found that you’re in “Zone AE,” you’re not alone. This is one of the most common high-risk flood zones in Florida.

But what does AE actually mean?

Zone AE indicates your property is in a 1% annual chance flood zone — sometimes called a “100-year floodplain.” That doesn’t mean flooding only happens once every 100 years — it means there’s a 1 in 100 chance every year.

And with climate shifts, overdevelopment, and rising sea levels, the odds of flooding are only increasing.

If your home is in Zone AE, you:

  • May be required to carry flood insurance (especially with a mortgage)

  • Likely live in a low-lying area near a canal, bay, or water retention zone

  • Are at risk of ground-level flooding during a heavy storm or hurricane
